Within just a few days, three offers came in! The winning offer was $320,000—$10,000 above asking (plus a $5,000 appraisal gap, $2,500 repair waiver, and—most importantly—a flexible closing date). They scheduled settlement for December 1st, perfectly solving the capital gains dilemma.
